Soil is the home address.
Concrete does not stop them, and this is where most homeowners misjudge the risk. Termites do not chew through a slab. They use what the slab already offers, which is a network of joints, shrinkage cracks, service penetrations and edges where two pours met at different times. A villa built on grade sits directly above the foraging zone, separated from it by material that is solid in the middle and interrupted at every edge.

Every waste pipe, water line and conduit that passes through the slab creates an opening, and sleeves around those openings are frequently left unsealed or filled with material that shrinks back within a couple of years. Under a kitchen sink or behind a bathroom vanity, that gap sits in permanent darkness at exactly the moisture level termites prefer.
Movement joints do the same job on a larger scale. Expansion and construction joints run the full depth of the structure by design, and vertical service ducts carry pipework and cabling from the ground floor upward through a building. Apartments are not exempt because they sit above ground level. Then there is the ground line itself. Kitchens and utility areas combine the two things that matter. Water is present, penetrations are dense, and cabinet carcasses sit tight against the wall with no visible back. Under-sink units, the base of tall larder cupboards and the gap behind a washing machine account for a large share of the residential termite reports we see, simply because nobody looks there until something else goes wrong.
Storage completes the picture. Under-stair cupboards, maid’s rooms, boxed files stacked on the floor and built-in wardrobes fixed to external walls all provide cellulose in contact with a risk surface. Cardboard on a ground-floor slab is an open invitation. What to Do in the First Few Hours After Finding Them
Start with what not to do. Household aerosol sprays make an indoor termite problem harder to solve, not easier. They kill the few dozen foragers in front of you, leave the reproductive core of the colony completely untouched, and teach the survivors to route around the treated area, which means the next visible sign appears somewhere you are not watching. Insecticide bought at a supermarket has never resolved a termite infestation.
Leave the evidence in place. If you have found mud tubes, do not break them open to see what is inside, because an intact tube tells an inspector far more about current activity than a crushed one does. Photograph what you have found, note the room and the height, and check adjacent rooms lightly for anything similar. Resist the urge to pull off skirting or open a cabinet back.
Then book an inspection covering the whole property rather than the one room where you found termites in your home. Pull beds back where you can, move pots onto stands and shift emitters away from the building. Small changes, repeated around the whole footprint.
Timber in soil contact deserves separate attention.
